Building your dream home should be a smooth and enjoyable process.
Whether you're building from the ground up or transforming an existing space, choosing the right builder is everything. Your builder needs to be transparent and a good communicator. Here are the five most important things to consider before you choose your builder.
1. Reputation and References
Look beyond the glossy brochures. Ask around - friends, family, neighbours and anyone who has recently built or renovated. A builder’s reputation is one of the most honest indicators of their quality. Ask for any recent references from their clients and read online reviews (especially how they respond to negative ones). If possible, visit a completed project of theirs.
2. Licensing, Insurance & Credentials
Before you get too excited about a great quote or a charming sales pitch, pause. Always confirm your builder is fully licensed and insured.
Valid builder’s license
Public liability and home warranty insurance
Certification for any specialised work (e.g., heritage, eco-design)
This protects you legally and financially.
3. Communication is Key
Building is a collaborative process. You need a builder who listens, communicates clearly, and keeps you in the loop.
Ask yourself:
Do they explain things clearly?
Do they return calls or emails promptly?
Are they upfront about the process and timeline?

5. The Real Cost: Beyond the Proposal
First of all, be careful when retrieving free proposals. Sometimes the builder hasn't taken the time to consider all costs associated with your project. Proposals that you pay for, often have more inclusions and the builder has taken the time to consider all aspects of the project. If you retrieve multiple proposals, the cheapest one isn’t always the best value. You don’t want to be left with hidden costs later down the track that will blow out your budget. Make sure you take the time to compare them all and consider the following:
Request a detailed, itemised quote
Ask what’s excluded (driveways, landscaping, etc.)
Compare value, quality, and clarity
